buying short sale proPerty in middle of construction

I am buying a proeprty in short sale in which the foundation has been raised and partial framing is done. THE SELLER SEEMS TO BE HONEST. on the preliminary title report no mechanical lien showed up

Do I have a right to see preliminary title report.


What kind of title insurance should be purchased by me as a buyer
to protect myself from unforseen liens by contractors which worked on the property prior to my purchase of this property.

My agent has laready picked the title insurance company. It is a good reputable comapny.

SHOULD I HIRE ONLY A CA ATTORNEY OR A GOOD ATTORNEY FROM ANOTHER STATE IS FINE.

PLEASE TELL ME A GOOD REAL ESTATE ATTORNEY IN BAY AREA CA WHICH KNOWS THE SHORT SALE AND PARTIAL CONSTRUCTION SITUATIONS.

PLEASE ANSWER ALL THE QWUESTIONS ASAP.
