- How do I choose an HVAC inspector?

Make sure the company is licensed, bonded, insured and certified. Find out how long the company has been in business and how long your inspector has been examining HVAC systems. Always request and then call recent references. Check to see if the company has any unresolved complaints that have been filed with the city or state consumer protection agency or Better Business Bureau.
- How often do I need an HVAC inspection?

Heating systems should be serviced depending on the type of system: Heat Pump, Electric Resistance, Oil or Gas.
A/C systems should be serviced at least every 2 years depending on the amount of run time. Service should include: refrigerant check, coil cleanings, air flow check, temperature drop and drain cleaning.
Electric Resistance systems have few parts and require the least amount of service. Have the heat elements checked/cleaned and blower assembly cleaned at least every 5 years.
Gas systems can be divided into High efficiency and Mid efficiency. Mid-eff systems require little maintenance and should have a combustion efficiency, carbon monoxide and general P.M. routine performed at least every two years.
High eff. systems create water during run time. The water drain side of the system requires more frequent service. The drain system should be cleaned every year or two.
Heat Pump systems require service every one to two years depending on how much run time they receive. Maintenance should include a refrigerant check and a defrost control check.
Oil systems require the most maintenance and should be cleaned and have parts replaced every year.

Prices range from $100 to $250 for a general inspection.
- Who pays for the HVAC Inspection?

The buyer usually pays for the inspection, although a seller might have the inspection completed before putting the house on the market to attract potential buyers.
